Crawlspace Radon Mitigation in Berks County, PA
Older Berks County homes — Reading rowhomes, century-old farmhouses out toward Bernville and Bethel, and the post-war bungalows scattered across Muhlenberg and Exeter — frequently have dirt-floor or partial crawlspaces instead of a poured basement slab. How sub-membrane depressurization works
- Vapor barrier installation. Heavy-mil polyethylene (typically 12-mil reinforced) is laid across the entire crawlspace floor, overlapping seams sealed with tape and adhesive, and run up the foundation walls about 12 inches.
- Perimeter seal. The membrane is mechanically fastened to the foundation walls with a termination strip and sealed with a urethane sealant rated for soil contact.
- Suction pipe under the membrane. A perforated PVC pipe runs under the barrier, connected to a riser that exits the crawlspace and ties into a mitigation fan and discharge stack.
- Air pressure under the membrane is lowered by the fan, so soil gas flows toward the suction pipe instead of permeating up through the membrane.
Hybrid systems for partial crawlspaces
Many older Berks homes have a mix — partial basement on one half, dirt crawlspace on the other. The mitigation system in those cases is hybrid: sub-slab depressurization on the basement side, sub-membrane on the crawlspace side, often connected to a single fan and discharge stack. The walkthrough determines whether one fan can serve both zones or whether separate systems are needed.
